Former plumbers’ merchant transformed into students flats

Located in Glasgow’s City centre, Tramworks student accommodation is a market-leading residential development consisting of 232 self-contained flats. Completed in 2014, all bedrooms include en-suite shower facilities and access to an on-site gym, quiet zone and separate laundry room, the cost of which is included in students’ rent. Gleeds provided cost and project management services on the project.

Overcoming challenges

The site in Kelvinhaugh Street, which had been left vacant for years, was constrained by neighbouring properties on three sides of the development, meaning access and egress was challenging. Asbestos was also discovered in the ground after the demolition of the previous building. To tackle these challenges we carried out demolition via an enabling contract to minimise impact on the programme. We then safely encapsulated asbestos and other contaminants on site instead of removing them. This strategy avoided excessive ‘dig and dump’ costs and saved the client in excess of £500,000.

Adding value

When construction began, building control necessitated two additional emergency stairways which were not in the original plans requiring a significant re-design. To meet this requirement, and comply with building regulations, we extensively modified building floorplans and as a result generated an additional student bedroom. Our use of innovative groundworks and structural solutions ensured we met requirements, but simultaneously achieved best value.

The construction was completed on time for the beginning of the academic year in September 2014.

The development is located close by to the former site of the tram maintenance depot for the City of Glasgow – hence the name ‘Tramworks’.
