The New School University Center, in the heart of New York City, pays homage to leading-edge architectural design. The iconic 16-storey building is the latest extension of The New School’s higher education campus. Home to a state-of-the-art auditorium, learning and dormitory zones, plus retail space, the new centre covers 375,000 SF (116,500m2).
Gleeds provided pre-construction cost and schedule management services to validate, evaluate and challenge design and construction specifications.
An iconic building in the heart of Manhattan
With a desire to create a central hub that integrates its campus and provides a space to bring all elements of the student community together, The New School has invested in a signature building on 5th Avenue, one of New York’s most iconic streets.
Designed by internationally acclaimed architects, SOM, the new student building embodies the university’s commitment to creativity, innovation, and social engagement. One of its key design features includes a dramatic asymmetric staircase that connects the building from top to bottom. A combination of copper and glass panelling creates a sleek and angular façade that shimmers in different shades of colour depending on the direction of the sun.
Positioned on the corner of 3 busy streets, the construction team had limited site access and egress, with minimal space to store materials and building equipment – particularly large plant such as cranes and hoists. Detailed logistics planning was required during the preconstruction phase, to ensure public safety and minimize the risk of additional road congestion.
The close proximity of neighbouring buildings also meant that basement levels had to be carefully excavated, with existing foundations to the east of the site reinforced to protect their structural integrity.
Gleeds’ cost estimates and schedules provided a detailed breakdown of pricing which helped drive value for money across all demolition and construction-related works packages.
